The Keeper Standard

How every Keeper account runs.

Six things we do the same way in every building, whether it is a dental suite in Cos Cob or a law office on Greenwich Avenue.

A price from a walk-through, or a range by phone

We walk the space with you, because the number we sign should be one we have seen. It costs you nothing, and the written scope and flat monthly price arrive the same day. If you want a figure first, call and we will give you a range in about six questions.

A written scope

What we touch, what we never touch, how often. Signed by both sides, and it is the document we are held to.

The same named team

The same people every visit. If someone changes you are told their name before they arrive. Your account is never sold, subcontracted or handed to a franchisee.

A checklist, and someone who checks it

A signed checklist after every visit, including anything we could not do and why. Supervisor inspection weekly for the first 90 days, then monthly, with a written report. A binder for your file, kept current. All of it in your Keeper portal, with photos where the scope allows them.

One number to call

A direct line on every checklist, to the company that signed the contract, and a button in the Keeper portal that does the same. Report a miss either way and we return within 24 hours at no charge; the portal shows the status until it is closed.

Terms you can leave

Leave any month on 30 days’ notice, no reason required, no early-termination fee. No setup fee and no mobilisation charge to start.

The terms, in the words they will appear in

Cleaning contracts are written to be hard to leave. Ours is not.

  • Leave any month, 30 days’ notice, no reason required. Not 60. Not 90. No early-termination fee, and no clause that makes leaving more expensive than staying.
  • Your account is never sold, subcontracted or handed to a franchisee. The people in your office work for the company you signed with.
  • Every checklist says what we could not do. A locked room, a spill we were not equipped for. A report that is always perfect is not a report.

The same in month one and month forty. If you are comparing us against other bids, these are the seven questions to put to all of us.

How we clean

Six habits, on every visit, in every building.

  • Disinfection done to the label

EPA List N hospital-grade disinfectant, left wet for the contact time printed on it. Wiped early, a surface is clean but not disinfected. We do not wipe early.

  • Color-coded by zone

Restroom, clinical, office, break room: each zone has its own cloths and mops, and they never cross. The cheapest cross-contamination control there is, and the one most often skipped.

  • Microfiber cloths and flat mops

Microfiber picks up dirt and holds it instead of spreading it. Cloths change between rooms, and every floor gets a fresh color-coded mop pad. No bucket.

  • The touch points, every visit, electrostatically

Door handles, push plates, light switches, faucet handles, chair arms, counter edges, the front-desk pen. All on the checklist by name, and the electrostatic sprayer coats every side of them, not just the side a wipe reaches.

  • HEPA-filtration vacuums

The dust the vacuum picks up stays in the vacuum, not back in the air of the room.

  • Documented every visit

A signed checklist on your desk in the morning, naming anything we could not do and why. A supervisor inspects weekly for the first 90 days and monthly after, and you get the written report. All of it in your Keeper portal, beside your invoices and the binder.

Product list, EPA registration numbers and safety data sheets live in the binder we keep in your office, so an inspector’s question is answered by opening it.

Walk us through the space.

We’ll send a written scope and a flat monthly price the same day. The walk-through costs nothing, and you can leave any month on 30 days’ notice.
